The housing shortage among students is reaching a new low. While the Netherlands is already struggling with a shortage of around 25,000 student homes, the recent political course of the coalition threatens to further exacerbate the problem.
The proposed rent freeze for social housing seems like good news for tenants at first glance, but has a bitter downside: the construction of thousands of much-needed student rooms has come to a standstill.
Kences, the trade association for social student housing providers, is sounding the alarm. According to chairman Kees Stunnenberg, the measure threatens to seriously undermine the investment capacity of housing corporations. “We grant students affordable rent, but this measure cuts into the budget with which we can build new rooms and make existing living space more sustainable. That is disastrous for affordability and availability in the long term.”
The timing of this decision is downright unfortunate. While the pressure on the student housing market is increasing and the private rental market is actually decreasing, the social sector is now also threatening to put the brakes on. An initial inventory shows that the construction of thousands of student homes is in jeopardy.
